Selling your home yourself

Good for you. It's a real job, and plenty of people do it well. Here's the guide I'd want on day one, free, no strings.

Two things Ohio requires, agent or not

  • Residential Property Disclosure Form (R.C. 5302.30), delivered to the buyer before they sign a contract. Deliver it late and the buyer can cancel within three business days of receiving it, right up to closing.
  • Lead-based paint disclosure and the EPA pamphlet for any home built before 1978, which is most of the housing in our area.

Where FSBO sales usually get stuck

  • Pricing: NAR's 2025 survey put the median FSBO sale at $360K vs. $425K agent-assisted. Most of that gap is pricing and exposure.
  • Exposure: 40% of FSBO sellers never actively marketed the home. Don't be in that 40%.
  • The inspection renegotiation, and a buyer's financing falling through in week four.
Free, no-strings helpA second opinion on your price, a copy of the Ohio disclosure form, a seller net sheet, or a straight answer about an offer you're looking at. Five-minute phone call. No listing appointment attached, and I'd rather be useful than be hired.
